York Region land financing

For a York Region site, start with the applicable municipal planning record, not an assumed lot count. A lender may need to understand official-plan designation, zoning, draft conditions, servicing, cost-sharing obligations and whether any holding provision remains. Confirm which approvals actually apply to your parcel.

Newmarket, Aurora & Richmond Hill

For a proposed infill, assembly or subdivision request, show the approved versus proposed units or lots separately. Include the current appraisal and any conditions that still affect the route to a sale or construction loan.

East Gwillimbury

If a file depends on a draft plan or a cost-sharing arrangement, bring the written agreement, payment dates and planning correspondence. The lender needs to see why the requested funds are due and how the obligation affects the exit.

Georgina & Lake Simcoe communities

Do not treat the acreage alone as collateral value. Document the property's current permissions, access, servicing and the lender-accepted valuation; proposed development value is not the same as current appraised value.

King Township communities

For larger or rural parcels, clarify the actual land use, ownership, registered mortgages and any separate property interests. Financing an estate parcel is not automatically the same as financing a development site.

Vaughan, Markham & Whitchurch-Stouffville

Where a proposal involves multiple owners, phases or an urban infill parcel, explain the ownership structure and which approvals belong to which property. The exit should match the current entitlement stage, not an unapproved future scenario.

Simcoe County area land financing

Simcoe-area files can involve a long planning timeline, servicing obligations or an urgent payout. Collect the applicable local planning documents and, where relevant, county-level records; Barrie has its own municipal planning process. Do not rely on a nearby development's status to describe your own parcel.

Bradford West Gwillimbury

For a landowner group contribution, show the signed agreement, trustee or payment notice, and how the payment fits the property's documented development plan. If an existing mortgage is being paid out, obtain a written payout amount and date.

Barrie & Innisfil

Whether the plan is to sell the parcel, sell approved lots or obtain a construction loan, identify which milestones remain and what they may cost. An appraisal should describe the property in its current state.

New Tecumseth communities

For a multi-parcel request, separate each parcel's ownership, debt and planning stage. A lender may ask for a distinct appraisal and title review for each security property.

Toronto land & infill financing

In Toronto, a land-financing request may hinge on the parcel's current zoning, application stage, site-plan conditions and the difference between existing and proposed density. Bring the City of Toronto planning documents that apply to the actual address. A development concept is not an approval.

Toronto neighbourhoods

For an infill or land-assembly file, identify every owner and parcel, its registered charges and the practical path to repayment. If applications or permits are pending, state that clearly rather than describing the project as approved.

What to prepare, wherever your land is located

  • Municipal address, legal description and ownership structure
  • Official plan, zoning and applicable planning-approval documents
  • Current appraisal and the party it is addressed to
  • Mortgage balances, payout statements and enforcement deadlines
  • Requested amount, use of funds and financing term
  • Cost-sharing agreement and payment notice, if applicable
  • Signed net worth statement and relevant corporate information
  • Documented sale, joint-venture, construction or refinance exit

Some land lenders may initially consider an amount around 50% of a current lender-accepted appraisal, but this is an illustration, not an approval or commitment. Actual terms depend on the complete file and lender review.
