Sharon’s planning lens: schedules, design guidance and status
East Gwillimbury’s July 2026 Council announcement describes adoption of an updated Official Plan and Complete Communities Secondary Plan, with provincial review and approval identified as the next step. It identifies Sharon Heights and Sharon East among six Complete Communities planning areas. Those named areas are planning frameworks, not evidence that every parcel in Sharon is included, serviced or approved for a project.
Confirm the boundary and current version of Sharon’s urban-design and architectural-control guidelines before relying on them.
The Town’s Official Plan page includes a Sharon land-use schedule and explains that schedules and written policies are read together. Its map is a starting point for verifying the planning context, not a substitute for a zoning confirmation, title review or site-specific decision. If an application is pending, report its file number and stage rather than describing the desired outcome as an entitlement.
For group projects, document this parcel’s executed agreements, cost allocation and payment dates.

Show the lender what is approved and what is still a plan
Provide a parcel-focused status table: policy designation; zoning; application type and file number; decision date; appeal status; conditions; servicing; and responsible party for each outstanding task. Attach the relevant schedules and municipal letters. Label conceptual material as conceptual and note the July 2026 Town announcement’s stated provincial approval step for its updated plan.
If the capital request covers coordinated planning or shared works, include executed cost-sharing and servicing documents plus an itemized estimate of the borrower’s share. Tie proposed draws to verifiable milestones and provide evidence of other contributors’ obligations. A lender will still assess repayment independently of a community plan or anticipated approval.

Appraisal, existing debt and a realistic exit
Some land lenders may consider an amount around 50% of a current, lender-accepted appraisal as an initial planning illustration. It is not an entitlement to borrow. Existing charges, fees and other costs may reduce the net funds available, and a lender may decline the property or request.
A lender may require a recent appraisal addressed to it, written mortgage payout statements, corporate and net worth information, and a credible sale, joint-venture, construction-financing or refinance exit. A stale appraisal or proposed future value should not be presented as current lender-accepted value.
If a mortgage is in default or power of sale, obtain written legal deadlines and speak with an Ontario real estate lawyer promptly. No webpage, telephone call or proposed refinance stops an enforcement process.
Sharon land-financing questions
Is Sharon Heights approval the same as approval of my Sharon property?
No. The Town names Sharon Heights as one of the areas in its Complete Communities framework, but the parcel must be checked against official boundaries, applicable policies and site-specific approvals. The Town’s notice says provincial review and approval is a next step.
Do Sharon’s design guidelines apply to every parcel?
Do not assume so. The Town lists Sharon guidelines, but their scope and any project-specific application need confirmation. They are guidance, not a substitute for zoning or an approval decision.
What if the request pays my share of a landowners group cost?
Provide the signed agreement, parcel schedule, amount due, payment deadline, consequences of non-payment and supporting budget. A lender decides independently whether the security, project status and exit support the request.
