These pages provide general information about land and pre-development mortgage financing in Ontario. They are not an offer to lend, lender commitment, mortgage approval, appraisal or legal advice.

Estimates are not commitments

Any reference to financing around 50% of appraised value is a planning illustration only. Actual eligibility, amount, interest, fees, security, conditions and timing depend on the lender and complete file. Existing charges and costs may reduce the net funds available.

Planning information is property-specific

Community guides and official planning links help you identify documents to review. They do not confirm that a parcel is developable, approved, serviced or suitable collateral. Obtain current official records and professional advice for the actual address and legal description.

Urgent files require professional advice

If a mortgage is in default or an enforcement process has begun, seek advice from an Ontario real estate lawyer promptly. An inquiry, webpage or proposed refinancing does not pause deadlines or guarantee a financing solution.
