The City’s East York and Leaside zoning information page explains that its tables are for convenience and directs readers to the complete East York By-law 6752 or Leaside By-law 1916, as amended. It describes the information as general requirements for residential zones, not an all-purpose development opinion. A land parcel may have a different use, site-specific exception or later amendment, so do not extrapolate dwelling-lot standards to an assembly or development site.

Warden Woods is a separate named area in the Official Plan. Its secondary plan describes a defined community along Warden Avenue, north and south of St. Clair Avenue East, and discusses a mix of lands, the Massey Creek ravine, heritage resources, active and former employment uses, and proximity to Warden Station. The plan also emphasizes the interface between viable industrial uses and new residential uses. Those are useful due-diligence prompts only if the subject parcel falls within the plan boundary or shares a documented site condition.

For other East York properties, confirm the relevant Official Plan designation, zoning by-law and site-specific history. Toronto’s broad citywide zoning by-law does not erase every former-municipal provision. A lender benefits from an independent planning opinion that explains what is in force, what is being applied for, and which conditions or permissions remain unresolved.

A lender may require a recent appraisal addressed to it, written mortgage payout statements, corporate and net worth information, and a credible sale, joint-venture, construction-financing or refinance exit. A stale appraisal or proposed future value should not be presented as current lender-accepted value.

If a mortgage is in default or power of sale, obtain written legal deadlines and speak with an Ontario real estate lawyer promptly. No webpage, telephone call or proposed refinance stops an enforcement process.
